PAYMENT OF RENT: Tenant shall pay
Landlord rent in advance on the FIRST
day of each month. If that day falls on a weekend or legal holiday, the rent is
due on the next business day. Rent shall be paid electronically, by electronic
direct deposit, personal check, money order or cashier’s check only, to Landlord,
or at such other place as Landlord shall designate.
LATE CHARGES AND RETURNED
CHECKS: If
rent is paid after the 5th day of the month, there will be a late charge of $25.00
assessed. For each additional day the
rent is not paid past the 5th of the month, a charge of $10.00 per
day will be added. If any check given by
Tenant to Landlord for the payment of rent or for any other sum due under this
Agreement is returned for insufficient funds, a “stop payment” or any other
reason, Tenant shall pay Landlord a returned check charge of $ 35.00.
CLEANING AND SECURITY DEPOSIT: Tenant shall pay Landlord a security deposit. An
agreed upon portion of this deposit is non-refundable for carpet cleaning.
UTILITIES: Tenant shall pay, in
addition to rent, utilities, services and charges provided to the premises,
including the following:
- Garbage
/ Recycle Service by Waste Management
- Electricity
by Seattle City Light
- Telephone,
Cable, Internet, Satellite, and other services are available but not included.
Starting
and stopping these services with the provider is also the responsibility of the
tenant.
PARKING: Tenant is assigned
parking as follows: A maximum of two vehicles are allowed. The Tenant’s vehicles must be parked in the
parking spot provided in the Garage or in front of the garage assigned to this
unit. Guests may park on the gravel
shoulder of the street. Vehicles that
are not in running condition, and those that are not used for normal day-to-day
use, are not allowed on or near the premises.
PETS: No animal or pet
shall be brought on or kept on the premises without prior written consent from
the Landlord. Likewise no guests shall bring pets on or into the premises at
any time without Landlord’s consent.
QUIET ENJOYMENT: Tenant shall be
entitled to quiet enjoyment of the premises. Quiet hours are from 9:30 p.m. to
8:00 a.m. Sunday through Thursday and 10:30 p.m. to 9:00 a.m. on Friday and
Saturday.
ASSIGNMENT AND
SUBLETTING: No
portion of the premises shall be sublet without the prior written consent of
the Landlord.
CONDITION OF THE
PREMISES: Tenant
agrees to
- Properly
use, operate and safeguard the premises and all furniture and furnishings,
appliances and fixtures within the premises,
- Maintain
the premises in clean and sanitary condition.
- Keep
the grounds clear of rubbish maintaining a neat and orderly appearance to the
property,
REPAIRS, ALTERATIONS
AND DAMAGES: Tenant
shall not make any repairs or alterations to the premises, including but not
limited to, painting the walls, installing wallpaper, murals, paneling, tile, etc.
Hanging items on walls is allowed in but must be done so in a manner not to
damage the walls.
EMERGENCY ENTRY AND
INSPECTION: Tenant
shall make the premises available to Landlord or Landlord’s agents for the purposes
of inspecting for preventative maintenance, making repairs or improvements, to
supply agreed services or show the premises to prospective buyers or tenants,
or in case of emergency.
INSURANCE
DISCLAIMERS: Renter’s insurance is recommended. Tenant assumes full
responsibility for all personal property placed, stored or located on or about
the premises. Tenant’s personal property
is not insured by Landlord.
ADDITIONAL
PROVISIONS:
- Tenant
shall not use or have any liquid-filled furniture on the premises without
Landlord’s prior written consent.
- The
fireplace may be used with Presto or similar type logs only. One log at a time
may be burned. Make sure to open the damper before starting a fire. Heat the
chimney by burning some crumpled newspaper quickly. Cracking a window will help
induce a good draft. Once the fire is going well, you can close the window.
Close the damper the next day after you are sure the fire is completely out.
Never douse a fire with water in the fireplace.
- Cleaning
of bath fixtures regularly to prevent mold or deterioration.
- No
use of abrasive cleansers or pads is allowed. Please use soft cleaning cloths and cleansers free of abrasives on all
surfaces.
- Do
not spackle or caulk walls or plumbing fixtures.
- Caulking
of plumbing fixtures will be maintained by the Landlord but any breaches in the
caulking must be reported immediately by the Tennant to prevent any damage.
- Run
the Bath fan during showers and at least 10 minutes after a shower to prevent
moisture build up.
- Use
the Kitchen fan while cooking to prevent moisture and odor build up.
- Do
not attempt to fix any appliances or fixtures. Contact the Landlord first.
- The
oven is self-cleaning. Follow
instructions for cleaning and only clean oven when Tennant is home.
- Run
dishwasher for full loads only.
- Use
of the Washer and Dryer in the Laundry Room is included. Use of the Washer and Dryer is for the sole
use by the Tennant and Landlord only for their own laundry.
- Showers
should be kept to a reasonable length. Long showers drain the hot water tank.
- Keep
window screens in working order and in place at all times.
- Floors
and counters are to be kept clean. Carpet is to be vacuumed at least weekly. Vinyl floors can be cleaned
with a mild soap and water. Wood/laminate floors should only be dusted. If
further cleaning is needed spot clean with a damp cloth with mild soap. Never
leave plants, pots, or anything that trap moisture on wood/laminate or carpeted
floors.
- Walls
can be wiped down with a damp cloth but use no detergent.
- Use
of small picture hooks is acceptable but large hangers or hooks are not. For large hangings, please contact the
Landlord.
- Show
all wall repairs to Landlord prior attempting to fix them.
- The
electric heaters should be cleaned frequently. Vacuum the grill monthly and keep all items at least two feet away. For
cleaning the interior of the heater, the power should be shut off at the
breaker before removing the grill. Vacuuming them works best.
- Only
use the electric heater as needed to maintain a comfortable heat and only allow
heater to run while Tennant is home. Setting thermostat to a low level will prevent it from coming on when
not needed.
- Guests
will adhere to all rules in this agreement.
- The
back yard behind the other unit is off limits except for moving, unless
approved by the other tenant or Landlord.
- Mail
service is the responsibility of the tenant. A mailbox is at the street in
front of the complex. Lost or stolen mail is not the responsibility of the
Landlord and the Tenant should take care in retrieving mail daily.
